The building had been vacant since 1998. Water damage, collapsed sections of roof, and decades of deferred maintenance. But those timber beams? Still solid as hell.
Now it's 32 creative studios with original character intact. New systems hidden in old spaces, energy efficiency that beats modern standards, and a waiting list a mile long.
Client came to us with a problem: they needed efficient manufacturing space that wouldn't drive workers crazy. We gave them 18-foot ceilings, clerestory windows for natural light, and modular workstations that reconfigure in under an hour.
This project taught us patience. Every piece of stained glass catalogued and restored. Foundation stabilized using methods that wouldn't have been possible 20 years ago. The result? A space that'll outlast all of us.
Pigeons, graffiti, and not much else. But look at those bones - that's quality construction right there.
